Lee Samson Lists Malibu Beach House – DIRT

Around seven years ago, Lee Samson paid advertising exec Jack Roth $22 million for a house on Malibu’s exclusive Carbon Beach. Originally crafted by Buff & Hensman in the 1970s, the founder of Windsor Healthcare subsequently enlisted noted architect Richard Landry and his associate Todd Riley to undertake an extensive remodel of the premises.

The result is a striking oceanfront mansion that just popped up on the market with a whopping $69 million price tag, as first reported by The Real Deal. Completed in 2021, the renovated contemporary structure features six bedrooms and seven baths in over 6,000 square feet of stylish Joan Behnke-designed living space spread across two levels.

Though the residence is nestled alongside bustling Pacific Coast Highway, a cubed exterior clad in textured cast aluminum panels, and punctuated by a stucco sail resembling a yacht’s spinnaker, keeps the place private and largely soundproof via gates and a windowless façade. In the rear, expansive walls of glass offer up seamless indoor-outdoor environs overlooking sweeping ocean views.

Fronting the home, which is sited on a compact 0.38-acre parcel tucked in-between neighboring properties, is a large motorcourt holding an automated car turntable. A dramatic courtyard boasting a reflecting pool and custom sculptural metal fountain abuts the glassy front entrance around the side, which flows into grand open-concept interiors accented with luxe wood, metal and stone finishes.

Especially standing out is the great room, which hosts a living room with a linear fireplace flanked by built-in bookshelves and dining area topped by a bronze chandelier, plus an eat-in kitchen outfitted with high-end appliances and a walk-in pantry — all of it spilling out to an al fresco entertaining terrace. There’s also a movie theater just off the front courtyard.

A floating bronze and steel staircase heads upstairs, where the sumptuous master retreat comes complete with a sitting area/office, balcony and walk-in closet. A luxe bath is equipped with dual vanities, a soaking tub and glass-encased shower, while one of the ensuite bedrooms currently houses a gym with a service counter, beverage cooler and dumbwaiter.

The posh amenities continue outdoors, where the grounds include stairs to a private beach with 70 feet of shoreline frontage, along with a pool and spa. Topping it all off: a roof terrace sporting a retractable glass ceiling, as well as a seated wet bar, barbecue, fire-pit, Jacuzzi, and of course, those picturesque coastline vistas.

A Los Angeles native and prominent philanthropist, Samson started the first Windsor Healthcare nursing facility in 1984, and went on to open 35 locations throughout California and Arizona. In addition to his for-sale Malibu property, he maintains his primary residence, a Beverly Hills mansion also designed by Richard Landry.
